Questions homeowners ask

No. We quote the repair first, and only put a replacement number next to it when the repair genuinely does not make sense — and then we show you the arithmetic rather than asking you to take it on faith. Plenty of our visits end with a part and a bill under a few hundred dollars.

Roughly: under ten years old and a single failed component, repair. Over fifteen with a major failure — compressor, heat exchanger — replace. In between it depends on the specific part, the refrigerant it uses and what else is close to going. We will tell you which of those you have.

For most homes in this climate, yes — mild winters are exactly the conditions they are efficient in, and they cool in summer too, which increasingly matters. There are houses where it is the wrong call, usually because of ductwork or electrical capacity, and we will say so rather than sell you one anyway.

Almost always ductwork rather than the system — a run that is too long, too small, leaking into a crawlspace, or a register nobody has balanced since the house was built. It is usually fixable without touching the furnace, and it is the cheapest comfort improvement most houses can make.

That is a load calculation, and it is the part most often skipped. It accounts for square footage, insulation, windows, orientation and your actual ductwork. Sizing off the old unit copies whatever mistake was made last time — and oversized is worse than undersized, because it short-cycles, never dehumidifies and wears out early.

Once a year for a furnace or heat pump, twice if you run cooling hard. The honest reason is not the tune-up itself — it is that somebody looks at the safeties and the wear parts before January decides for you.
