What a claim covers comes down to what was recorded while the damage was still in the house. Once wet drywall and carpet are hauled away, photographs and moisture readings are the only evidence that they were ever wet. So we document first and demolish second, and you get a copy of the file. It also protects you later, when a buyer or a future adjuster asks what happened and what was done about it.

Drying comes before rebuilding

Framing and subfloor hold water long after the surface feels dry, and closing a wall over damp lumber traps the problem inside it. The mold that follows is usually a separate argument with the carrier and a second demolition for you. We check with a meter and wait for the numbers rather than the calendar, which is the one part of this work that cannot be hurried along.

The scope and the house rarely match exactly

An adjuster writes an estimate from what could be seen on a site visit, so it can miss what is under the floor or inside a wall cavity. When we open things up and find more, we document the difference and take it back to the adjuster before we build, instead of quietly repairing to whatever the original scope covered. Bringing older work up to current code can come up too, and whether your policy addresses that is worth asking your carrier early.

Insurance Repair Work: common questions

Do we have to use the contractor our insurance company recommends?

In most cases you choose who does the repair. Carriers keep lists of preferred contractors and you are welcome to use one, but it is your house and your decision. Ask your adjuster how it works on your particular policy.

Do you bill the insurance company directly?

It depends on the carrier and how your claim is set up. We write the scope the way adjusters work with, send documentation as the job goes, and tell you clearly which part of the payment is handled between us and which part sits between you and your carrier.

What if you find damage the adjuster did not write down?

It happens on most water and fire jobs. We photograph it, document what it takes to repair, and send it to the adjuster as a supplement before building. The work waits for a decision and for your written approval rather than proceeding and sorting it out on the invoice.
