
Flat roofs fail at the details
Almost nothing fails in the middle of a flat roof. It's the seams, the perimeter, the curbs under rooftop units, and every pipe and vent that comes through — anywhere the membrane has to stop and be sealed to something else. A survey that lists those one at a time is worth more to you than one that reports a square footage and a price.
Ponding water is the warning sign
A low-slope roof is meant to drain, just slowly. Water still sitting up there days after the rain means a blocked drain, a crushed low spot in the insulation, or a deck that has started to sag. Standing water finds every weak seam and adds weight the deck was never drawn for, so it's worth a call while it's still only a puddle.
Repair, restore or replace
Sound membrane with failing details is a repair. A roof leaking in several places but still structurally sound can sometimes be coated or overlaid rather than stripped. Once the insulation underneath is wet, the water is already in the building and replacement is the only honest answer. We tell you which one you have, with photos, and price it in writing.

Can you work without shutting our business down?
That's the normal arrangement. The job gets staged section by section and scheduled around your hours, with access, parking and any noisy phase agreed before we start. Tell us the times that can't be touched and we plan around them.
The same leak has been patched three times. Why does it keep coming back?
Usually because the patch went where the water showed up inside instead of where it got in. On a low-slope roof water can run a long way across the deck before it finds a way down. Finding the real entry point takes a proper survey, not another bucket of mastic.
Do you work on roofs with a lot of rooftop equipment?
Yes, and the curbs and the units are the first place we look. Equipment means penetrations, foot traffic and condensate lines, all of which put wear and holes exactly where the membrane has to stay sealed. Service paths get flagged in the report.
