Why we don't go over the old roof
Shingling over an existing roof hides the one thing worth seeing, which is the decking. Wet, soft or split boards don't hold nails, and a nail that doesn't hold is where the next leak starts. An overlay also doubles the weight on the structure and traps heat under the shingles, which ages them faster than they should age.
What happens on the day
It's loud, and your house is a working site. The crew covers the ground and the plantings, strips a slope, and gets it dried in before the day ends — open decking doesn't sit overnight if we can help it. Move the cars off the driveway, plan around the noise if somebody works from home, and expect the yard magnet-swept before we go.
How to read two replacement quotes
Look under the number. Does it say tear-off or overlay, how much decking replacement is allowed for and what happens if we find more, is the flashing new or reused, and is the venting addressed? Two quotes that look far apart on price are usually far apart on those lines, and the cheaper one often means the same roof with steps left out.

Roof Replacement: common questions
Can you just put new shingles over the old ones?
Some roofs physically allow it. We don't do it, because going over the top means nobody looks at the decking, and the decking is what holds the nails that hold your roof on. Tearing off is how you find out what you actually have.
What if you find rotten decking once the old roof is off?
We stop, photograph it, and show you before anything covers it. The rate for replacement decking is written into the quote before the roof is ever opened, so it isn't a number invented while you're standing in the driveway.
How long does a re-roof take, and do we have to move out?
You stay in the house. Most single-family roofs are a matter of days rather than weeks, and it depends on the size, the pitch, how much decking needs work and the weather. You get the plan before we start, and we tell you when rain moves it.
