Rentals, Turnovers & Pre-Listing Work

Punch lists, make-readies and inspection findings for agents, investors and property managers — scheduled around your closing and move-in dates.

Rental property being prepared for new tenants

The list is the job

Turnovers and inspection lists arrive with dates attached. We take the list as it is written, price it item by item, and say up front what will not fit the window, so nothing is a surprise the day before a closing.

Tenants, showings and access

Occupied units, showings and lockboxes are normal for us. Tell us the access arrangement and who needs notice, and we work to it.

Proof it was done

Finished items get photographed and sent with the invoice, so you have something to show a buyer, an owner or a tenant without driving out to look at it yourself.

Simple & clear

How It Works

  1. 01

    Send Us The List

Call, text or send photos. The whole list, not the one thing you think is worth bothering us about — it is cheaper to do eight things in one visit than eight things in eight.

  2. 02

    You Hear Back Today

A real person, the same day. For most lists we can price it from photos; if it needs a look, we come and look for free.

  3. 03

    One Price, Agreed First

You get the list back with a price against it before anything starts. Nothing gets added without you saying yes to it first.

  4. 04

We Turn Up When We Said

A real arrival window, not 'sometime Tuesday' — and a call if anything moves it. Most lists are done in a single visit.

  5. 05

    We Walk It With You

We go down the list together before we pack up. Anything you are not happy with gets sorted then, not scheduled for another day.

Questions

Rentals, Turnovers & Pre-Listing Work: common questions

Can you work from a home inspection report?

Yes. Send the report and you get back the items we can do, the items that need a licensed trade, and a price against each one.

How quickly can a turnover be done?

It depends on the list and the size of the unit. Send it with your dates and we will tell you honestly whether it fits before you promise it to anyone.

Do you work with property managers across several properties?

Yes. Regular work gets the same pricing and one point of contact, and we can invoice per property or per unit if that is how your books run.

Where we work

Helping homeowners throughout Washington County

Most of our work is in Washington County and the streets around it, which is how we can usually get to a list within the week rather than the month. If you are just outside, call anyway — we will tell you straight if we can get there.
