Shorter than the wrapper says. A shingle rated for 30 years is rated in a lab, not under Oregon moss and 150 wet days a year — plan on 20 to 25, and watch the north-facing slope first, because that is the one that goes.
Roof Repair
How old is the roof, how much of it is affected, has the decking been checked, and is the failure in the shingle or the flashing? Most leaks are flashing and cost a few hundred dollars. A roofer who quotes a full replacement without answering all four has not looked hard enough.
Storm Damage
Sudden damage from wind, hail or a fallen limb is generally covered; wear, moss and deferred maintenance are generally not. The difference usually comes down to documentation, so photograph everything before anyone starts a repair and get the inspection on record within your policy's reporting window.
